The terms on which you enquire, book and stay with us. Please read them before sending an enquiry.

1. About these terms
These terms apply to every enquiry, booking and stay at The Milestone, 1024 Queen Charlotte Drive, Linkwater RD1, Picton 7281, Marlborough, New Zealand (“the property”, “we”, “us”). By sending an enquiry or making a booking you agree to them on behalf of everyone in your party. Your booking is an agreement directly with us — there is no third-party booking platform involved.

2. Enquiries & bookings
Enquiries made through this website are requests, not confirmed bookings. We will reply with availability and a quote. A booking is only confirmed once we have agreed the dates with you in writing and you have paid any deposit we ask for. Until then the dates are not held.

3. Rates & payment
Rates are quoted at the time of enquiry and may vary by season, length of stay and number of guests. No payment is taken through this website. Payment is arranged directly with us (typically by bank transfer). Unless we tell you otherwise, a deposit secures your dates and the balance is due before arrival. The booking is not confirmed until the deposit is received.

4. Cancellations & changes by you
If you need to cancel or change your dates, please tell us as soon as possible. Our cancellation terms and any refund will be set out in your booking confirmation. [Owner to confirm the exact policy — e.g. full refund if cancelled more than 30 days before arrival, 50% within 30 days, no refund within 7 days.] We recommend you arrange your own travel insurance.

5. Cancellations by us & events beyond our control
Very occasionally we may need to cancel a confirmed booking (for example, essential repairs or circumstances beyond our reasonable control — severe weather, road or ferry closures, utility failures). If we do, we will refund all money you have paid for the affected nights. That refund is the full extent of our liability in these circumstances.

6. Arrival & departure
Standard check-in and check-out times will be confirmed with your booking. Because access can depend on the ferries and the tide, we are happy to be flexible where we can — just talk to us. The property is left clean and ready for you; please leave it tidy on departure.

7. Your party
The Milestone sleeps up to four guests and is strictly adults-only — no children under 16. The maximum number of guests stated in your booking must not be exceeded, and the property may not be used for parties, functions or events. It is a private, quiet setting — please respect the peace of the place and its neighbours.

8. House rules
- No smoking, vaping or recreational drugs anywhere on the property.
- No pets, unless agreed with us in writing in advance.
- Please treat the cabin, its contents and the surrounding bush and garden with care.
- The property is on tank water and a septic system — please use them sensibly (details on site).
- Lock up and switch off heating when you head out.

9. Damage & your responsibilities
You are responsible for the property during your stay and for any loss or damage beyond fair wear and tear caused by you or your party. Please tell us promptly about any damage or maintenance issue so we can put it right. We may ask you to cover the cost of repair or replacement.

10. Our liability
The Milestone sits in a natural coastal-forest setting; you and your party stay and use the grounds, water and decks at your own risk. To the extent permitted by law, we are not liable for personal injury, or loss of or damage to your belongings, except where caused by our negligence. Nothing in these terms limits any rights you have under the New Zealand Consumer Guarantees Act 1993 or other law that cannot be excluded.

11. Privacy
We only use the details you send us (name, contact details and your message) to respond to your enquiry and manage your booking. We do not sell them or share them, except as needed to provide your stay or as required by law.

12. Governing law
These terms and your booking are governed by the laws of New Zealand, and the New Zealand courts have jurisdiction over any dispute.
